Dutch Touch Inc. over the past 14 years (wow has it been 14 yrs?) has established excellent relationships with many Real Estate Professionals. Agents, brokers, escrow officers, appraisers, transaction coordinators, mortgage officers, property managers, vacation rental owners etc. have become personal friends and many use our services on a regular basis.

Our objective is to be North San Diego County’s best supplier of home improvement services.

We value these relationships. This Blog has been created so that we can better serve the Real Estate Community. Here is where we will post our Realtor Packages, Industry Updates, Helpful Hints, etc. Because it is a Blog, here is where you, our community members can communicate with us, make suggestions and post your URLS to improve your own Search Engine Scores.

Realtor Escrow Package

This financing option was created to assist private sellers with the up-front cost of improving their properties for sale. It is a useful and powerful listing tool for those prospects whose market price can be upgraded by minor rehab, painting, cleaning, landscape upgrade etc. and where the seller does not have the cash funds to pay for said improvements. 

Here is how it works.

  1. The needed work must be $3,000 or less.
  2. The needed work must be through Dutch Touch, Inc.
  3. The Property must be listed by a Participating Realtor®
  4. The seller must have at least 15% equity or the Participating Realtor® must also sign the Escrow Work Order.

Seller and or Listing Realtor® agree to pay Dutch Touch, Inc. at the Close of Escrow by instructing Escrow Agent to issue payment directly to Dutch Touch, Inc. upon Close of Escrow. If escrow does not close within 60 days from the signing of the Escrow Work Order (sample below) seller and or Realtor® agree to pay the bill.

Dutch Touch Inc. shall generate a detailed quote for the recommended improvements. (See sample Escrow Quote) Provided that the seller has at least 15% equity as certified by the Listing Realtor® seller’s signature is sufficient. If under 15% both seller and Realtor® must sign.

Realtor REO Package

 This service package was created to assist Realtors who list REO properties. These properties always have considerable rehab needs. Because Dutch Touch works with a number of Independence Contractors we can with one telephone call generate a detailed rehab quote. Where the asset manager requires multiple quotes other Dutch Touch contractors can furnish quotes as well. Our list of services may be reviewed here:

We are familiar with the various asset manager formats and can save you time and effort in generating your rehab quotes. The preferred procedure is to e-mail us a copy of the BPO and photos of the property. We can usually have a detailed quote within 24 hours.

Realtor Listing Agent Incentive Package

Smart agents have learned that marketing themselves to get the listing is 80% of the battle. If the home is priced to market it will be sold. So how can you use Dutch Touch to get that listing?

  1. Be totally honest with the valuation and the time needed to find a buyer.
  2. Most homes will sell for a higher price if they are spruced up and prepared to show. As a professional you need to know how much preparation a home / yard needs and what the ROI is for that investment. If you do not know we can help you figure it out. The question is simple: If it was your personal property how much would you spend to get the market price and how much faster will it sell?
  3. Dutch Touch can prepare third party detailed recommendations and price out  said recommendations. This service is very affordable and adds a  huge degree of professionalism towards your quest for the listing. We even have a professional stager  who will furnish a staging report see www.dutchtouchstaging.com  You can then decide to offer to pay X% of the cost if the rehab as a condition of getting the listing. If you register as a Participating Realtor® you may wish to use the Realtor Escrow Package to finance the spruce up.

Realtor Buyer’s Agent Incentive Package

Persuading a prospect to use your services exclusively to locate their next home is more and more difficult. Statistics are that 80% of prospects find their next home and their agent on line. It is very challenging to get a prospect work exclusively.  So how can you use Dutch Touch to secure a binding (exclusive) Buyer’s Agent Contract?

  1. Be totally honest. Inform the prospect that you will work diligently to find the right house for them. That you will put together a search plan that considers all their needs and that you will be dedicating serious personal effort and resources on their behalf. Offer them a Dutch Touch Incentive Package such as 6 months free home cleaning and or 6 month free landscaping, provided that they sign an exclusive buyer’s agent agreement with you. We can issue a Conditional Gift Certificate that reinforces your promise.
  2. Deliver on the promise. Help them with all their needs from financing to home inspection, to community introductions. Don’t sell them on your listing, get them the best deal possible. 

ReBARS  (Real Estate Buyers Agent Referral Service)

We designed this web site to generate leads and prospects for agents that are interested in acting as Buyer’s Agents for those customers that we refer to them.

 An agent / broker interested in becoming a Participating Member needs to have the following qualifications and must sign a ReBARS Participating Member Agreement.

 Qualifications:

  1. Active current DRE license. We need license # and broker contact info.
  2. Must have sold at least 5 homes in the last three years in the area(s) claiming expertise. For example for us to refer to you a prospect that is looking to purchase in Carlsbad you must have sold at least 5 homes in Carlsbad during the last three years. You may qualify for any North County City where you can document 5 sales over the last three years.
  3. Must be willing to execute a Buyer’s Agent Contract with the referral we send you and to provide a copy of said signed contract to us.

How does this work?

We introduce you to a qualified referral who wants to hire an experienced     professional agent as a buyer’s agent. We have incentivized the prospect by offering him an introduction to a proven professional (you) and $1,800.00 in free cleaning services. The $1,800.00 in free cleaning services is contingent upon signing your buyer’s agent contract and actually purchasing a property using your services.

If you hit it off and the prospect signs and actually purchases a home using your services you agree to pay the $1,800.00 in cleaning services. You only pay if the prospect buys from you.  You decide up front if the referral is worth it and we only get paid if you get paid.
